Fundamentals at this property remain stable, and occupancy remains above 90% with a weighted average lease term of eight years. As we mentioned last quarter, discussions with the borrower are ongoing, and among the options the borrower is considering is the potential sale of the asset.

I will walk through our financial results for both the quarter and full year in more detail and provide more color on what was a busy and productive fourth quarter for the company. For full year 2025, we reported a GAAP net loss of $1 million or $0.02 per diluted common share and a Distributable Earnings loss of $7 million or $0.12 per diluted common share. Focusing on the fourth quarter of 2025, we reported a GAAP net loss of approximately $4 million or $0.07 per diluted common share. Our Distributable Earnings for the fourth quarter of 2025 were approximately $8 million or $0.15 per diluted common share. This includes the impact from the realized gain of $2 million or $0.04 per diluted common share related to the partial sale of the North Carolina office REO property.
