If luxury and convention demand keep absorbing capital, lower-end softness becomes a feature, not a bug: it pushes incremental dollars into higher-margin rooms, gaming, and F&B where pricing power is better and cannibalization from discounting is lower. The regional record suggests the same playbook is working outside the Strip—targeted reinvestment is raising share without needing the market to grow much, which is a warning sign for smaller regional peers that lack MGM’s balance-sheet flexibility.

The main risk is that a meaningful slice of current profitability is still helped by hold and event cadence, so the market can easily overestimate durability. That makes the next 1-3 months all about July/August operating data, Macau post-disruption normalization, and whether Vegas converts strong bookings into EBITDAR ex-hold; if not, the multiple should compress back toward a low-growth leisure asset. Over 6-18 months, the structural lever is digital operating leverage: if MGM can self-fund more of Brazil and other geographies from Europe, the market may start capitalizing digital as an option on future cash flow rather than a drag.

Contrarian view: consensus is probably underappreciating how much optionality sits in the capital allocation story, not the quarterly P&L. A buyback-heavy balance sheet plus a live corporate action process can provide downside support even if core Vegas stays merely stable. But if Vegas ADR/RevPAR fails to inflect and Macau pricing gets more promotional, the ‘quality pivot’ narrative will stall and the stock can drift as a cash-return story rather than a re-rating story.
