Earnings call transcript: Lendlease H2 2026 loss, stock falls 5.9%

Lendlease reported a statutory loss after tax of AUD 749 million FY26, driven largely by AUD 340 million CRU impairments and a CRU EBITDA loss of AUD 500 million, despite stronger construction performance. Construction revenue rose 29% to AUD 3.9B with EBITDA margin at 4.3% and backlog revenue up 42% to AUD 8.4B, while IDC earnings per security were AUD 0.337 (top end of guidance). Shares fell 5.9% to AUD 3.04 as investors focused on elevated gearing of 30.3% vs a 15% target and slower capital recycling; management guided FY27 IDC EPS to AUD 0.37–0.41 and reiterated liquidity of about AUD 4B.

Analysis

The core business is moving in the right direction, but the equity still trades like a balance-sheet story because cash conversion, not operating momentum, is the gating factor. The improvement in construction and the larger pipeline/backlog should support 1-3 month earnings revisions, yet the market will likely keep discounting those profits until there is visible settlement cash and a cleaner deleveraging path; that means any rerating is more likely in FY27 H2 than over the next few weeks.

The second-order effect is that the company’s capital recycling program is creating a hidden call option on multiple asset classes: stabilized development assets, fund stakes, and legacy wind-down assets. If transaction markets stay slow, the firm may be forced to choose between value and speed, which is negative for margins and positive for competitors with stronger balance sheets that can acquire assets opportunistically or win work without funding overhang. The construction franchise itself looks healthier, but its better margin profile can be partly offset by lower overhead absorption if asset sales keep dragging on.

Contrarian take: the market is probably underappreciating how much of the development earnings are already embedded in pre-sales and project completion timing, so the headline loss is less informative than usual. But the consensus may still be too optimistic on gearing normalization; unless asset sales accelerate, the stock can remain a value trap even if FY27 EPS grows. Falsifier: a credible update showing faster-than-expected settlement receipts and a clear path to sub-25% gearing would likely force a short-covering rerate.
