Merko Ehituse 2026. aasta 6 kuu kasum enne maksustamist langes 10.8 mln eurolt 23.5 mln eurolt, jäädes II kvartalis 9.1 mln eurole (vs 11.9 mln). Müügitulu vähenes 6 kuuga 149.9 mln euroni (-10.7% YoY) ning puhaskasumi marginaal langes 8.6%-le (vs 12.9%). Samal ajal kasvas teostamata tööde jääk rekordiliselt 835.7 mln euroni (vs 443.8 mln) ja II kvartalis sõlmiti uusi lepinguid ~79.6 mln euro väärtuses (vs 172.6 mln), mis toetab tulevast tegevusmahtu, kuid tellimuste tempo pidurdumine hoiab väljavaateid ettevaatlikuna.

Analysis

The important signal is not the backlog size itself but the quality of conversion. In a contracting business, a record order book can still be equity-negative if it is booked at older pricing while input inflation keeps drifting up; that usually shows up first as weaker gross margin, then as slower cash conversion, then as a valuation reset. The near-term upside from large public projects is visibility, but the profit pool may lag revenue by 1-2 quarters if the work was tendered before the latest cost step-up.

Relative positioning inside the Baltic build space favors the better-capitalized operator, but it also raises concentration risk. Large defense and transport jobs should support revenue through the next several quarters, yet they are also the least flexible on repricing, so one delay or scope change can distort reported earnings more than the market expects. That makes the stock more sensitive to execution cadence than to headline demand.

The residential book is the subtler risk: softer absorption in one core market means the developer side may become a working-capital drag rather than a growth engine if pricing has to be defended. Contrarian view: consensus may be too focused on the record order book and not enough on margin compression and cash discipline. The thesis is falsified if the next 1-2 quarters show gross margin stabilization and operating cash flow tracks profit; otherwise, rallies should be faded on quality concerns rather than chased on backlog headlines.
