CleanSpark shares jumped on Tuesday after signing a 20-year triple-net lease for its Sandersville, Georgia data center campus, projected to generate $6.6B of contracted revenue (up to $11.6B with two 5-year extensions). The tenant also signed an LOI/exclusivity arrangement for CleanSpark’s planned 885MW Texas power capacity, supporting the company’s shift from Bitcoin mining to AI/data-center infrastructure. Management framed the move as a transformational step to monetize its power portfolio at institutional scale, driving investor optimism around more predictable, AI-linked earnings.

Analysis

This is a re-rating event, not a simple revenue add. If the counterparty is truly investment-grade, CLSK is being moved out of the commodity-equity bucket and into the contracted digital-infrastructure bucket, which can justify a materially higher multiple than bitcoin miners typically get. The market will still discount the headline until it sees the buildout economics: tenant fit-out obligations, power-delivery timing, and whether the lease is cash-generative on a per-share basis after financing costs.

Second-order winners are the names with scarce power, cooling, and network-infrastructure exposure: VRT, ETN, and other AI data-center supply-chain plays can benefit if investors infer that hyperscaler demand is still outrunning supply. The relative losers are the BTC-mining baskets and high-beta mining proxies such as WGMI, MARA, RIOT, and likely peers with large power banks but no credible conversion story; capital should migrate from hash-rate optionality to contracted cash flow. Over the next 1-3 months, the key issue is whether this deal is replicated or remains a one-off signaling event.

The contrarian risk is over-extrapolation. A 20-year lease headline can obscure heavy capex, delayed interconnects, and concentration risk to one unnamed tenant; if the financing package is dilutive or the project schedule slips, the stock can retrace sharply even if the strategic story remains intact. The clean falsifier is disclosure on economics: if the next filing or call shows weak project IRR, excessive leverage, or no follow-on capacity monetization, the market should fade the multiple expansion.
