Nexity affiche un ROC New Nexity de 12 M€ au S1 2026, en hausse de +6 M€ vs S1 2025, avec une marge opérationnelle qui progresse à 1,2% (+70 bps). Malgré un chiffre d’affaires en repli de -18% à 1 057 M€ et -9% de réservations au détail (vs -15% pour le marché), l’entreprise confirme sa guidance 2026 et prévoit un retour du ratio de levier sous 3,5x au plus tard en 2027. La liquidité reste solide à 563 M€ (banque créditrice non tirée incluse) et l’endettement net avant obligations locatives s’établit à 394 M€ (quasi stable, -4 M€ vs fin S1).

Analysis

This print is more important for what it says about mix and survivability than for the headline profit number. Nexity is showing that, in a weak end-market, the operating model is shifting from volume-dependent development toward a more bankable fee/distribution and recurring-services mix; that should narrow the discount to book relative to other French promotors that still rely on pure retail demand. The second-order winner is BPCE, which can use a captive funnel to lower customer-acquisition costs and improve conversion, while smaller independent distributors and brokers risk margin compression if bank channels absorb more flow.

The market should not extrapolate too much from the margin improvement: cash generation is still fragile, so this is a leverage story first and an earnings-growth story second. The key catalyst path is not the S1 print itself but the next two waypoints: third-quarter reservation momentum and, more importantly, whether the BPCE transaction becomes an operational de-risking event by early 2027. The main reversal risk is any stall in French housing demand or a renewed funding scare that keeps leverage elevated and forces more conservative deployment, which would cap any rerating.

Contrarian view: consensus may be underpricing the strategic optionality in the commercial-site requalification pipeline, but overpricing how quickly it translates into equity value. That pipeline can improve asset turnover and ESG optics, yet it also creates execution risk and only modest near-term earnings contribution. My base case is modestly constructive, but not high-conviction long-beta: the stock can work if management keeps proving that margins are structurally better, not just cyclically less bad. If leverage does not trend clearly below ~4x by year-end 2026, the current optimism should fade.
