Speaker #1: Segundo trimestre de 2026, nós aqui da direcional Engenharia damos as boas-vindas aos nossos investidores, analistas de mercado que nos cobrem, e também a todos os demais participantes aqui desse- dessa conferência de resultados.

Speaker #1: Estou aqui com o Ricardo Gontijo, CEO da direcional; estou também com o Paulo Sousa, CFO e diretor de Relações com Investidores da companhia. O nosso evento vai acontecer como- como sempre fazemos, né, traremos aqui as considerações iniciais e os principais destaques do tri, e logo na sequência a gente abre para perguntas.

Speaker #1: Vamos dar início aqui. Eu passo a palavra para o Ricardo, que vai trazer as considerações iniciais.

Speaker #2: Pessoal, bom dia a todos. Obrigado mais uma vez pela participação de todos vocês aqui na nossa conferência relativa à divulgação de resultados do segundo trimestre de 2026.

Speaker #2: Eu queria iniciar pela página 3, onde nós vamos ter alguns destaques que acho muito importante dividir e ressaltar aqui com vocês. Então, vamos lá.

Speaker #2: Nessa página 3, nós percebemos, ao longo dos últimos anos, e também nos últimos 12 meses encerrados agora em junho, volume crescente, tanto de lançamentos quanto de vendas brutas, quanto de vendas líquidas.

Speaker #2: Então, nos últimos 12 meses encerrados em junho, nós chegamos a mais de 7 bilhões de lançamentos, pouco mais de 7 bilhões e 100, na verdade.

Speaker #2: Nós atingimos vendas brutas superiores a 7 bilhões e meio, e nós chegamos a vendas líquidas, quando excluímos distratos dessas vendas brutas, superiores a 6, de quase 6 bilhões e 400 milhões de reais.

Speaker #2: Eu queria destacar que a gente continua vendo uma demanda bastante sólida pelos nossos produtos, que fica bastante claro aí no volume de vendas brutas que nós tivemos.

Speaker #2: Mas, por outro lado, é importante ressaltar também que, nesses últimos trimestres, nós estamos tendo volume de distratos superiores ao que deve ser o volume de distratos recorrentes da nossa empresa.

Speaker #2: Em função de o esgotamento de alguns orçamentos que governos estaduais tinham para incremento do subsídio proveniente do FGTS dentro do programa Minha Casa Minha Vida, esses estados que adicionavam subsídio a esse subsídio do FGTS tiveram o término dos orçamentos.

Speaker #2: Nós já tínhamos volume significativo de vendas feitas considerando a continuidade dos programas estaduais que, infelizmente, deixaram de existir. E para essas vendas feitas, a gente está tendo que destratar as unidades.

Speaker #2: Então, eu diria que, no primeiro semestre desse ano, o volume de distratos tem sido sem dúvida alguma superior ao que vai ser o volume de distratos no futuro, mas nós temos sido, sim, impactados infelizmente por esses programas estaduais que foram terminados.

Speaker #2: Então, é importante dizer para vocês que, olhando para frente, é muito provável que essa diferença entre vendas líquidas e vendas brutas diminua, e que a gente venha a ter impacto menor nas nossas receitas provenientes desses distratos.

Speaker #2: A gente acredita que, ao longo desse segundo semestre, todas essas unidades que podem vir a ser destratadas terão sido destratadas, e a gente vai ter, portanto, menor impacto negativo nos nossos resultados olhando para frente, tá?

Speaker #2: Na página 4, ainda nesses destaques que eu queria ressaltar com vocês, no gráfico à esquerda, a gente procura ressaltar ali o que é a margem líquida efetiva da nossa operação.

Speaker #2: É claro que isso não é o resultado que cabe especificamente à direcional, mas mostra na nossa visão aqui como está a eficiência da operação da empresa.

Speaker #2: Especialmente após a venda de uma participação minoritária que nós tivemos na RIVA no final do ano de 2024, a linha de minoritários da empresa cresceu.

Speaker #2: Então, a gente consolida a receita da RIVA como todo, e a participação desse nosso sócio sai na linha de minoritários. Além de alguns outros projetos onde nós temos sócios e que nós também consolidamos a receita, depois na linha de minoritários sai a participação que esses sócios têm no lucro daqueles projetos.

Speaker #2: A gente acaba tendo impacto que reduz a margem líquida da empresa por consolidarmos a receita, e por outro lado, termos o lucro somente correspondente à nossa participação.

Speaker #2: Então, quando nós excluímos o efeito dessa linha de minoritários e também da linha de equivalência patrimonial, e a gente consolida 100% da receita de todos aqueles projetos nos quais nós temos participação, e também consolidamos 100% do lucro, a gente percebe que, nos últimos 12 meses encerrados, em junho, a gente atingiu o maior patamar de margem líquida.

Speaker #2: O que eu quero dizer com isso é que a gente tem conseguido se beneficiar de estarmos operando com uma maior escala com maior volume, e isso tem se refletido nos maiores patamares de margem bruta da história da empresa.

Speaker #2: E, por outro lado, em função dessa maior escala que a gente tem trabalhado, a gente tem também se beneficiado de termos uma maior alavancagem operacional, que tem nos permitido diluir a linha de despesas, especialmente de DNA, que está bastante claro aí no material que a gente vai passar com vocês agora, na sequência, onde o Paulo Sousa vai dar esse destaque.

Speaker #2: Mas, sim, alavancagem operacional tem sido bastante importante para que a gente entregue uma margem líquida bastante sólida. Na nossa visão, essa acaba sendo até uma barreira de entrada para eventuais outros players.

Speaker #2: O nível de eficiência que a gente tem conseguido trabalhar hoje, o nível de alavancagem operacional e de capacidade de negociação com fornecedores em função da escala que a gente tem trabalhado nesse momento.

Speaker #2: Quando a gente pega os gráficos, tanto do centro quanto à direita, que tratam da geração de caixa, a gente percebe que a gente tem tido uma geração de caixa importante nesse primeiro semestre desse ano.

Speaker #2: Após pagarmos em dezembro do ano passado mais de 800 milhões de reais à gente, naturalmente deveria passar ao longo desse ano por processo de desalavancagem.

Speaker #2: Ao término do segundo trimestre desse ano, a nossa alavancagem já caiu abaixo de 20%, já voltou para os patamares recorrentes de alavancagem que a gente vem trabalhando ao longo dos últimos anos, que tem girado ali entre 13%, 15% e 20%.

Speaker #2: Então, a gente já está dentro dos patamares onde a gente geralmente trabalha. E a gente procurou na página seguinte, agora na página 5, demonstrar para vocês, de forma ainda mais estratificada, abrindo ali mensalmente uma parcela muito importante da entrada de caixa mensal que nós temos, que é justamente o quanto nós recebemos em função do avanço das nossas obras, ali dentro do modelo associativo onde a gente trabalha na maior parte dos nossos projetos.

Speaker #2: Então, quando a gente trata da nossa geração de caixa, que é a prioridade da empresa nesse momento, e tem sido ao longo dos últimos trimestres em que capital está extremamente caro no nosso país, a priorização da geração de caixa é para a gente realmente alavanca da qual nós vamos extrair o maior valor para o nosso acionista.

Speaker #2: E quando nós percebemos uma geração de caixa tanto no primeiro quanto no segundo trimestre, olhando a geração de caixa operacional, e a gente avalia e abre aqui para vocês mês a mês o quanto nos tem sido pago dentro do modelo associativo, ou seja, esses dados que estão aqui não levam em conta o que nós recebemos das vendas, de tabela direta, do que nós recebemos no pró-soluto.

Speaker #2: Goodbye.

Speaker #2: Isso aqui é somente o que nos é pago pela caixa econômica federal, principalmente, fruto ali do avanço das obras. A gente percebe que, em junho, havia sido o melhor mês do ano, onde pela primeira vez nós superamos 300 milhões de reais.

Speaker #2: E em julho, nós já tivemos crescimento de 30% em relação a junho, chegando a quase 400 milhões de reais de recebimento. Então, aqui existe, sim, uma priorização da geração de caixa, e essa tem sido uma das variáveis que o mercado tem nos procurado entender e analisar, e a gente está aqui demonstrando para vocês muito claramente que existe uma perspectiva bastante forte de continuidade de geração de caixa, tendo tido mês de julho realmente espetacular nesse quesito, tá?

Speaker #2: Então, a gente mostra para vocês aqui o que deve ser a expectativa aí de continuidade de desalavancagem da empresa, com potencial volta a retornar capital não utilizado na nossa operação para o nosso acionista aí no futuro, que é o que a gente tem feito de forma recorrente ao longo dos últimos anos, sendo que no ano passado a gente teve yield, quando analisamos dividendos sobre o market cap da empresa, ali em high double digits.

Speaker #2: Então, aqui a gente tem demonstrado para vocês que a gente continua nessa trajetória e que a gente tem buscado, sim, a priorização de geração de caixa e a consequente devolução de capital não necessária na nossa operação para o nosso acionista, sempre mantendo perfil extremamente conservador de alavancagem aqui na nossa empresa, que a gente acha bastante prudente especialmente nesse momento de tanta indefinição, tanto no cenário nacional quanto no cenário mundial e tal, mas a resiliência do nosso negócio eu acho que está bastante clara com os resultados que a gente está entregando nesse trimestre.

Speaker #2: Tanto em termos de margens quanto em termos de volume, onde nós somos uma das poucas empresas que entregou crescimento de vendas no segundo trimestre, quando comparado ao primeiro trimestre, crescimento de lucro recorrente dado que no primeiro trimestre a gente teve efeito ali de 13 milhões proveniente de venda de participação nos SPS.

Speaker #2: Então, quando a gente exclui esse efeito não recorrente o lucro do segundo tri foi superior ao do primeiro trimestre, então a gente continua naquela trajetória de consistência, trimestre após o outro, o trabalho nosso sendo ali bastante claro nos resultados que a gente tem conseguido entregar.

Speaker #2: Bom, passando para a página 7, nesse segundo trimestre nós tivemos lançamentos superiores a 2 bilhões de reais, foi crescimento de mais de 100% quando comparado ao primeiro tri do ano.

Speaker #2: E quando nós analisamos o primeiro semestre desse ano comparando com o primeiro semestre do ano passado, nós tivemos crescimento de lançamentos de 9%, tendo superado 3 bilhões de reais em termos de lançamentos.

Speaker #2: Quando a gente analisa a demanda e o que a gente tem de projetos em aprovação, eu diria que em a demanda se mantendo sólida e a gente tem percebido apesar de termos tido impacto bastante forte no final do mês de junho e também no início do mês de julho, a gente já percebe volume crescente de vendas tanto no final de junho quanto no início de agosto.

Speaker #2: E como a gente em geral tem primeiro trimestre sazonalmente mais fraco no nosso setor, a demanda se mantendo bastante sólida, a gente tem projetos aí em processo de aprovação que nos permitem manter ritmo bastante forte de lançamentos.

Speaker #2: Deixando claro para vocês que o que vai nortear os nossos lançamentos são as vendas, tá? Então, a VSO é o que vai nortear o que a gente lança agora ao longo do nosso segundo semestre.

Speaker #2: Em termos de vendas líquidas, que é o gráfico à direita, nós superamos 3 bilhões e 200 milhões de reais de vendas líquidas no primeiro semestre desse ano, com crescimento de 8% em relação ao primeiro semestre do ano passado, muito em linha com o nosso crescimento de lançamentos.

Speaker #2: E queria aqui, tanto na parte de vendas quanto de lançamentos, ressaltar que a gente tem percebido retorno à normalidade da demanda pelos nossos produtos na segunda quinzena de julho e início de agosto.

Speaker #2: A gente teve impacto bastante forte possivelmente de Copa do Mundo e de alguns outros feriados locais, tanto no Nordeste quanto em Manaus, ali no Amazonas, a gente tem em Parintins o Festival no fim de junho, a gente percebe impacto nas vendas nessa segunda quinzena de junho, que na nossa visão parece estar voltando à normalidade agora.

Speaker #2: Na página 8, tratando da nossa VSO, nós tivemos uma VSO de 23% no segundo trimestre desse ano, muito em linha com o que nós tivemos no primeiro trimestre, que foi uma VSO de 24%, queria ressaltar mais uma vez que até meados de junho a nossa VSO estava vindo estava sinalizando ali algo superior a 25%, mas em função desses impactos que eu acabei de dizer anteriormente aí no final do mês de junho, a gente acabou tendo volume de vendas na segunda quinzena de junho inferior ao que estávamos vendendo quinzenalmente, tanto nos meses de abril quanto de maio.

Speaker #1: Specifically, after the sale of a minority interest, we had inhibit in the end of 24. The minority interest line of the company grew, so we consolidate HIVA's revenue as a whole.

Speaker #1: And the share of these partners is in the minority line, as well as other projects where we have partners and we consolidate the revenue.

Speaker #2: Então, essa impacto no final de junho realmente trouxe as nossas vendas para baixo e fez com que nós entregássemos uma VSO em linha com a do primeiro trimestre, sendo que havia uma expectativa aqui do nosso lado de superar o patamar de 25% de VSO, mas acabou não sendo possível em função desses eventos aí que nós tivemos no segundo tri.

Speaker #1: And then the minority interest shows the, you know, the share they have in the profit of the project. This reduces the net margin of the revenue because we consolidate, and then we have the profit only considering our stake.

Speaker #1: When we exclude the effect of this minority line and the equity income line and we consolidate 100% of the revenue of all projects we have a stake and also consolidate 100% of the profit we notice that in the last 12 months closed in June we reached the greatest level of net margin.

Speaker #2: Bom, na página 9, também uma informação interessante que nós queríamos dividir com vocês, eu disse no início da minha apresentação aqui que a gente está tendo sazonalmente de extratos mais elevados do que acreditamos ser o volume recorrente de extratos do nosso negócio, e a gente abriu em cada praça nas quais nós atuamos quanto nosso revendemos daquelas unidades que foram destratadas no semestre.

Speaker #1: What I want to say here is that we have been able to benefit ourselves by operating with greater scale and greater volume, and this has been reflected in the greater growth and the greatest gross margin level in the company.

Speaker #2: Então, Manaus tem sido claramente a cidade onde a gente tem tido maior volume de extrato, nós destratamos mais de 600 unidades no primeiro semestre desse ano somente em Manaus, e o ponto positivo é que a demanda por esses produtos, por essas unidades destratadas, tem sido muito forte.

Speaker #1: And on the other hand, because of this greater skill, we have also benefited from having operational leverage, where we have been able to reduce G&A expenses, which is very clear in the material we're going to show you now when Paulo Sousa presents.

Speaker #2: Então, somente em Manaus nós já revendemos mais de 95% de tudo que destratamos. É claro que nós gostaríamos de estar vendendo uma unidade nova, tendo impacto positivo na nossa receita, na diluição das nossas despesas, mas dado o cenário de destrato que temos tido, a revenda dessas unidades num ritmo bastante forte ali é positivo.

Speaker #1: But this has been important for us to deliver a solid net margin. In our view, this ends up being an entrance barrier for eventual other players—the level of efficiency we've been able to work with and our capacity for negotiations with suppliers because of the scale we've operated at in this moment.

Speaker #2: Não é o melhor dos cenários onde gostaríamos de estar tendo uma venda nova, mas esses destratos não têm sido problema, tá? A gente tem, claro, impacto no reconhecimento de receita, a gente tem uma postergação na geração de caixa dado que essas unidades que não têm o repasse concluído fruto de não haver o recurso estadual nesse momento ela é destratada, ela volta à venda, a gente tem que fazer uma nova venda, uma nova aprovação de crédito, novo repasse e novo registro no cartório, então a gente tem sim uma postergação de geração de caixa quando esses destratos acontecem, mas não tem uma perda financeira e nem está havendo uma dificuldade na revenda dessas unidades, importante dizer isso para vocês.

Speaker #1: When we consider the charts, the ones in the middle and the right, considering cash generation, we notice we've had an important cash generation this first half of the year, and after paying in December.

Speaker #1: Last year more than $800 million naturally we should spend the rest of the year with a deleveraging program at the end of the second quarter this year our level has fallen below 25% has gone back to the recurring recurrent leverage margins in the last years 13, 15, 20%.

Speaker #2: Bom, eu queria passar agora a palavra para o Paulo para que ele passe aqui pelos principais destaques financeiros e na sequência fico à disposição para perguntas e respostas.

Speaker #1: So, we are already in the levels we work with, within the levels we work with, and also, in the following page, page 5, we tried to demonstrate to you in an even more stratified way, the month by month, as an important part of the cash that we have.

Speaker #1: Obrigado, Ricardo. Obrigado a todos pela participação. Sempre bom estar aqui, mais trimestre. Começando a passar aqui pelos resultados financeiros, pela receita, como o Ricardo comentou, foi trimestre de muita evolução de obra, e conseguimos aqui atingir crescimento de quase 15%, 14% na receita comparado com 2025, e 11 contra o trimestre anterior.

Speaker #1: This means how much we received because of the advance of our works. Here in the model, we work with most of our projects.

Speaker #1: E numa visão semestral, ano contra ano, crescendo 19%, e talvez destaque ainda mais relevante, a barrinha azul, que é a receita que a gente consolida no resultado, é de onde a gente extrai a maior parte dos nossos resultados, porque a maior participação nossa dos projetos crescendo 25%.

Speaker #1: So when we address cash generation which is the priority of the company this month and has been in the last quarters where capital is expensive in our country the prioritization of cash generation is for us the lever where we're going to extract the best value for our shareholders.

Speaker #1: Isso mesmo considerando o cenário que o Ricardo comentou de maior destrato, de eventual postergação da receita, e de revenda de unidades que destratando e revendendo, sendo que se tivesse nos vendendo unidades novas, teríamos mais receita.

Speaker #1: When we notice that cash generation in the first half and second the first and second quarter the operational cash generation and we assess and show month by month how much has been paid within the associative model this does not this data does not consider what we receive from sales direct tail in prosoluto.

Speaker #1: Acho que o grande destaque aqui é que tivemos trimestre com bastante evolução de obra. Quando vai para o lucro bruto, acho que é mais destaque, manutenção da margem bruta, margem bruta do trimestre passado 42,9, nesse trimestre 42,8, então patamares bem elevados, a gente aqui operando nos nossos níveis recordes de maior nível de margem bruta da nossa história, e numa visão semestral então ficamos aqui no 42,9, quase 43, e crescimento de mais de 100 bits quando comparado com o ano anterior.

Speaker #1: This is only what is paid to us by Caixa Econômica Federal because of the advance of works. We see that June had been the best month in the year, where for the first time we exceeded $300 million, and in July we had 30% growth compared to June, reaching almost $400 million in receivables.

Speaker #1: Acho que aqui ponto importante, a gente tem mantido bom desempenho de vendas, e vendas de estoque acho que eu vou passar no comentário com o ref sobre a nossa margem de estoque, a gente está com uma margem de estoque ainda muito elevada, e já levando para o lado direito, quando a gente traz o comenta aqui sobre o resultado apropriar, que aqui de forma bem resumida, são as unidades que estão vendidas e não construídas, à medida que a obra evolui, a gente apropria o resultado, e esses 4 bilhões, à medida que as obras forem evoluindo, eles vão passando pela nossa DRE, a gente tem uma margem ref aqui de 43,9, e o ponto aqui dessa mudança de margem que a gente vê aqui entre o 3T25 até agora, como eu viemos comentando nos últimos trimestres, tem muita relação com a safra, os produtos que a gente que temos que lançamos nos nesses últimos trimestres, especialmente nesse 2T, a gente vendeu muito, estamos vendendo muito bem os nossos lançamentos e os lançamentos eles sempre começam com nível, com patamares de margem pouco menor, e à medida que a gente ganha preço, lembrando que o nosso custo já é inflacionado, então se a gente acertar a inflação e ganhar preço, a nossa margem sobe, e aí a tendência é que a gente tenha uma margem de estoque maior do que a ref, e essa é a realidade, a nossa margem de estoque hoje é mais de 100 bits acima dessa margem ref, e a margem de estoque é que tem sustentado esse patamar de margem elevado nosso.

Speaker #1: So, there is a prioritization of cash generation. This has been one of the variables that the market has tried to understand and analyze, and we're here showing you very clearly that there is a strong continuity perspective of cash generation, seeing that June was fantastic here.

Speaker #1: So we demon showing to you the expectation of continuity of deleveraging of the company with a potential return returning. News cap capital to our shareholders in the first in the future.

Speaker #1: This is what we have been doing in the last years considering that the fact that last year we had a yield when we analyzed dividends the high double digits right yields.

Speaker #1: So we still continue here in this path and we have tried to prioritize cash generation and consequent return of capital not necessary capital. Operations to our shareholders all say also being always being very conservative in leverage right because we believe it's very important and very it's it's prudent to do this because of so many indefinitions in the the national scenario and global scenario but the resilience of our business is very clear with what we're delivering this quarter in terms of margin volume where we are one of the few companies that delivered sales growth in the second quarter compared to the first quarter.

Speaker #1: E esses produtos que estão no ref, ou que estão no nosso estoque, à medida que a gente sobe preço, a gente consegue ter ganho de margem.

Speaker #1: We saw growth in recurrent profit because we had this effect of $13 billion coming from the sale of SPA stakes. So, when we exclude this, the profit of the second quarter was higher than the first quarter.

Speaker #1: Vale ressaltar, não é a nossa prioridade, como o Ricardo comentou, a nossa prioridade é vendas, a nossa prioridade é geração de caixa, mas sempre que possível, sempre que a gente vê espaço, a gente busca ganho de margem nos nossos produtos e considerando a demanda, etc., a gente sempre consegue alguma algum ganhozinho.

Speaker #1: So we consider being very consistent one semester after the other in our work. It's very clear you can see the results. So page 7 in the second quarter we had launches over 2 billion more than 100% growth when compared to the third Q of the year.

Speaker #1: Seguindo em frente, passando para o slide 12, quando eu comentar pouco sobre despesas, primeiro para passando para a despesa comercial, houve crescimento de 20% comparado com o trimestre passado, e aí acho que vale destacar dois pontos, o primeiro volume muito grande de lançamentos, lançamos o dobro do que a gente lançou no primeiro tri, nesse segundo trimestre, e aí conforme comentado pelo Ricardo, o tanto volume de destrato quanto o impacto em vendas que tivemos no finalzinho do trimestre como já destacamos na nossa prévia operacional e também nos nossos materiais de divulgação, principalmente aí pelos eventos de final de trimestre, a gente tivemos uma menor diluição, uma diluição abaixo do que a gente esperava, e por isso a nossa despesa comercial sobre receita bateu 10,1, esse movimento também aconteceu no 2T do ano passado, esse é movimento natural, talvez nesse trimestre com pouco mais de intensidade comparado com outros, aí principalmente impactado pelo destrato, mas a gente está aqui trabalhando para recuperar essa diluição nas despesas comerciais.

Speaker #1: And when we analyze the first half of this year compared to the first half of last year, we had 9% growth in launches, having exceeded R$3 billion in launches.

Speaker #1: When. We consider the demand and the projects to be approved I would say that the demand being solid and noticing in spite of a very strong impact in the end of June and also beginning of July we already noticed an increase in sales volume in the end of July and beginning of August.

Speaker #1: And so, since we had, since the first quarter, seasonally weaker in our sector, the demand being solid, we're having projects to be approved, which will lead us to have a strong level and pace of launches.

Speaker #1: What is going to guide our launches, our sales, so the VSO index net sales speed is what's going to leverage this in the second half.

Speaker #1: Numa visão do primeiro semestre, 33% de crescimento, batendo 9,7 das vendas, mas de novo, impactados aqui pelo talvez pelo menor volume vendido no final do trimestre, e também pouco pelo destrato.

Speaker #1: Net sales the chart to the right we exceeded 3 billion 800 million in the first Q this year. A growth of 8% relative to last year.

Speaker #1: Quando vai para a despesa administrativa, aqui comparado com o trimestre passado, a gente até teve uma pequena redução, no trimestre passado a gente destacou, primeiro tri, a gente teve o maior provisionamento de PLR, também tivemos maior provisionamento de do plano de ações que a gente tem aqui, isso impactou o primeiro tri, e de forma consolidada no semestre também houve impacto, mas já no segundo tri houve uma pequena redução, é claro que não é natural a redução do DNA numa operação que está crescendo, mas ainda assim conseguimos e enfim, acho que esse patamar que a gente entrega agora é patamar saudável e a gente vai perseguir essa diluição sempre com crescimento.

Speaker #1: In keeping with our amount of launches. And here in terms of sales and launches I'd like to highlight that we have noticed a a return to the normality of the demand of our products in the second fourth ninth of July towards.

Speaker #1: We had an impact because of the world cup and some other local holidays in Nord Chimana Amazonas we had in the end of June so we noticed an impact in the sales in June.

Speaker #1: Which seems to be coming back to normal now. Page 8 with regards to our VSO it was 23% in the second half this year in keeping with what we had in the first Q a net sales speed of 24% and I'd like to stress.

Speaker #1: Seguindo para o próximo slide, passando para o slide 13, aqui é só consolidado do histórico de esse espaço que a gente conquistou, se a gente volta lá em 2021, o SDNA de despesa com vendas e administrativas representavam quase pouquinho acima de 18% da nossa receita, agora desde 2024 a gente navega aqui entre 14% e 15% e 16%, sendo agora 15,6%, e aí de novo, acho que se a gente tivesse ou se a gente conseguir recuperar as vendas e que a gente deixou ali na mesa no finalzinho do trimestre passado, a gente teria tido uma diluição muito importante nessa linha, nessa e provavelmente mantendo os patamares que de maior eficiência que a gente já viu aqui.

Speaker #1: Until mid June our VSO was oh superior to 25% but because of the impacts I just mentioned now in the end of June we end up we ended up have a sales.

Speaker #1: Volume in the second quarter, in the second two weeks of the quarter, was lower than what we were selling in April and May. So the impact at the end of June lowered our sales and resulted in a net sales speed in keeping with the first quarter.

Speaker #1: But there was an expectation of exceeding 25% VSO. But it wasn't possible because of the events we had in the second quarter. Page 9, an important information we'd like to share with you.

Speaker #1: I said in the beginning of my presentation that we are, seasonally, having more and higher cancellations than we believe is the recurrent volume of cancellations in our business, compared to it, right? And in each state we work in, we tried to see how much we resold of those units cancelled in the first quarter.

Speaker #1: Manaus is where we had the greatest amount of cancellations we canceled more than six 600 units in Manaus and the demand for these units these cancelled units has been strong and in Manaus we have sold more than 95% of everything cancelled.

Speaker #1: Of course we would like to be selling new units and seeing positive impacts in our revenue. Dilution of our expensive however because of the scenario of cancellations the resale of these units is very positive it is not the best of scenarios we would like to be in right we wanted to sell new units but these cancellations haven't been a problem.

Speaker #1: Obviously we have an impact in the in revenues we have performance of cash generation because these units since there wasn't any. You know because of a lack of state state programs right we have to new new sale new credit approval new transfer so cash generation is cancelled when there are is is delayed because of these cancels cancel cancellation but it's good.

Speaker #1: E aí só por último, falando de estrutura de capital, como o Ricardo já comentou, a gente conseguiu e a gente está trabalhando aqui como esperado e como a gente fez de forma recorrente todos os trimestres, para levar nossa alavancagem para patamares abaixo de 20, a gente começamos o ano no 23 e agora estamos em 18, considerando a geração de caixa que a gente conquistou nesse período, e o nosso foco aqui é gerar o máximo possível de caixa para pagar dividendos e oscilar nesses patamares, gerar caixa até abaixo de 15, abaixo de 10, paga dividendos, leva para 20, gera caixa de novo, para pagar dividendos, mas sempre muito, muito focado nessa estrutura de capital, todas as nossas discussões partem daqui o nosso tamanho, o nosso crescimento, para onde a gente vai, a gente começa pela estrutura de capital, e acho que também vale destacar esse importante volume de caixa que a gente está, estamos com quase 2,5 bilhões de caixa, recorde histórico também, a gente colocamos bastante caixa para dentro nesses últimos trimestres, e alongamos bastante a nossa dívida, a nossa dívida hoje é a mais longa do setor, 65 meses de prazo médio, de vencimento, nesse cronograma super achatado, a gente vê aí uma linearidade em quase todos os anos, é muito caixa, pouca alavancagem e cronograma muito longo, acho que isso dá uma tranquilidade nossa aqui para focar na nossa operação, e estrutura de capital não ser desafio, não ser distração, e ser simplesmente mais ponto positivo para a gente trocar a operação com tranquilidade.

Speaker #1: So we are at 42.9 almost 43 growth of more than 100 BPS compared to the last quarter. Last half. Last year. A gente teve evento específico da caixa que começou dia 27 de junho, e durou, e está exatamente o dia 10 de julho, foi alguma mudança na parte ali de comprometimento percentual da renda que pode ser comprometido com o pagamento da prestação do financiamento, realmente não sei exatamente o que houve, como que aconteceu ali, essa redução no percentual da renda permitida para pagamento da PMT do financiamento, teve impacto bastante significativo nas nossas vendas, então ali no finalzinho de junho e até o dia 10 de julho, mas a gente já percebeu no mês de junho uma redução bastante significativa de procura de imóvel por parte dos clientes a partir do dia 15, então eu diria que esse ajuste da caixa que aconteceu teve essa quase que uma intermitência ou alguma questão ali pontual, impactou mais eu diria que a gente já estava percebendo ali provavelmente fruto de Copa do Mundo, dado que no ano passado também teve o São João no Nordeste, também teve o Parintins, então assim, o mais especial desse ano em relação ao ano passado foi a Copa, que acontece a cada quatro anos, então já a partir de meados de junho a gente percebeu uma redução na procura por imóvel, seja no nosso site, seja em contatos conosco e tal, e teve ainda no finalzinho de junho esse impacto da caixa.

Speaker #1: Sold and not constructed yet. Not built. Once the works evolve we we defer the revenue and we have a ref margin of 23 43.9 and the change in margin be between 25 25 to now the year 25 is related to the harvest.

Speaker #1: The the products we launched in these last quarters specifically in the second Q we sold a lot. Was selling our launches really well and launches also begin with lower level margins lower margin levels once we gain in price our our if we get inflation right our margin grows right the trend here is to have an inventory marge margin greater than the deferred revenue.

Speaker #1: It's more than 100 billion over the deferred revenue and this has been the been the reason for this. And the ones in our revenue once we raise prices we can have margin gains.

Speaker #1: It is important to stress that this is not our priority. Our priority is sales and cash generation. But every time we see room for this, we try to have margin gains.

Speaker #2: Na prática, o maior impacto se deu no início de julho, porque pegou a primeira, vamos dizer, os primeiros 10 dias do mês, mas isso já está superado, já voltou ao normal, não tem mais nenhum tipo de impacto proveniente disso, agora a gente percebe sim a caixa bastante cautelosa, na análise de crédito dos clientes, Ygor, e eu acho que isso é muito positivo, mostra toda a parte técnica do banco, mostra que é banco que trabalha tecnicamente e não tem assim nenhum tipo de interferências na parte de aprovação do crédito e tal, então eu acho que isso é positivo quando a gente olha a sustentabilidade do programa, a manutenção da operação rentável por parte do banco e tudo, eu acho que a nossa população está sim com nível de endividamento nos patamares mais elevados aí dos últimos anos, e além disso num patamar elevado de endividamento com custo extremamente elevado dessa dívida, então cara, eu acho que é absolutamente natural tudo que está acontecendo, a gente percebe que em uma cidade ou outra onde tradicionalmente existe maior nível de inadimplência, a caixa está sendo criteriosa, eu acho que aqui está tudo certo, então cara, eu acho que não tem grande ponto de preocupação nesse momento, houve sim até ali no período inicial de julho, mas acho que as coisas estão voltando ao normal, a gente percebe volume maior de acesso à nossa empresa, seja no site, seja via WhatsApp, nos diversos canais que nós temos, a gente percebe volume muito maior de visita nas nossas lojas, a gente percebe volume maior de agendamento para visita ou por interesse de cliente em determinado produto, então sim, o fim de julho, início de agosto, tem demonstrado que todo aquele períodozinho ali de mês, 15 de junho a 15 de julho, onde houve realmente uma redução da procura, as coisas estão voltando ao normal, mas eu percebo sim, a caixa, assim como todos os bancos, sendo criteriosa na análise de crédito, todo mundo quer que seja programa onde a caixa opere com rentabilidade, onde ela tenha uma inadimplência sob controle e está sob controle, então acho que está tudo certo.

Speaker #1: In our products and considering the demand we always are. Able to have a little a few more gains right. Page. 12 expenses this first.

Speaker #1: Trade expenses grew by 25% to 20% compared to last year, primarily due to a very big volume of launches. We had double the launches in the first quarter—actually, in this first half, compared to the first quarter last year. As mentioned by Ricardo, the volume of cancellations and the impact we had in sales at the end of the quarter, for example, because of our communication materials and publicity, resulted in less dilution than expected. Speaker #1: Growth 9.7% of sales but impacted with the lower amount sold in the end of the quarter and also because of cancellations general and administrative administrative expenses compared to the last quarter we had a slight decrease in the last quarter the first quarter.

Speaker #1: We had a greater amount of PLR, and also in the action plans—the plans we had here and those consolidated in the first quarter—and in the second quarter there was a decrease. It's not natural to have reductions of this sort.

Speaker #1: Chinese operations are growing, but we have been able to maintain, and this level we deliver now is healthy, and we will continue with growth here.

Speaker #2: Não tem grande problema ali, é natural que hoje a gente tem vivido mas sim aperto maior do que há ano atrás. Com relação a potenciais melhorias do Minha Casa Minha Vida, Ygor, a gente percebe que o orçamento do programa ele tem sido utilizado num ritmo inferior quando a gente analisa o consumo mensal ali de orçamento, a gente vê claramente que deverá sobrar orçamento para o programa no fim do ano, especialmente nas faixas 3 e 4, que são aquelas onde não há uso de subsídio, então o consumo do orçamento de subsídio tem se dado aí num patamar próximo a 1 bilhão por mês, que sim vai chegar no fim do ano, mas próximo ali do orçamento total que a gente tem para o ano ali de 13 bilhões, mas quando a gente pega o recurso oneroso, a gente percebe que com o orçamento do FGTS mais o orçamento que vem do pré-sal, possivelmente vai ter recurso disponível no final do ano, então há sim espaço para eventuais ajustes de forma a incrementar a afordability e a trazer mais famílias para o mercado endereçável, e eu acho que pode haver algum tipo de ajuste dado que há orçamento disponível nas faixas, especialmente naquelas que não há o consumo de subsídio, então vamos esperar, a gente tem que ver todas essas isso tudo parte do Ministério, e é submetido à aprovação do Conselho Curador do FGTS, a gente ouviu, ouviu algumas matérias a esse respeito, vamos ver o que acontece, mas eu acredito sim que tem espaço para que haja incremento de afordability ainda em determinadas faixas, eventualmente mexida em renda ou em preço, mas tem espaço para que algo seja feito dado o volume de orçamento que tem para esse ano.

Speaker #1: Next slide. This is the consolidated you know of this the space we considered in 21 the S&G. Chine track record represented a little more than 18% of our revenue and now since 24 we're going between 14 15 and 16% and reaching 15.6.

Speaker #1: So, once again, if we were able to recover sales that were left on the table at the end of last quarter, we would have had an important dilution here.

Speaker #1: Maintaining the greater efficiency levels we've already seen here lastly and as a result of everything EBITDA and net income in the EBITDA we see a strong consistence in the last quarters and eventual oscillation between expenses but reduction of the gross margin and this allows us to have a healthy EBITDA a small reduction of 100 bits right but perhaps there was there was a need for revenue but the rest is balanced and we're working to re reaccomplish this in the next sales.

Speaker #1: This will come from sales which is our main priority. To the right the profit we delivered in keeping with the we we delivered we delivered 237 million in profit and a gross margin 15.8 compared to the previous semesters because of the the small dilution we had in the last slides still we have very healthy levels and in our view there is room to recover what we delivered in the last the previous semesters.

Eu queria fazer talvez follow-up desta primeira, ainda pensando nesse impacto que a gente viu agora em junho, as mudanças da caixa, se teve diante desse cenário alguma mudança nas estratégias da companhia, pensando aqui eventualmente em dar pouco mais de pro soluto, se estão tendo aqui que tem algum esforço comercial em marketing, eventualmente para ter uma conversão maior desse cliente, trazer mais clientes para a caixa eventualmente aprovar, se teve alguma mudança nessa estratégia ou não, e como que isso daqui conversa com a estratégia de crescimento da companhia, se também diante desse cenário eventualmente de uma venda pouquinho mais devagar do que eventualmente era previsto, se muda o apetite para crescimento ano que vem, o que que é gargalo para crescer a operação em 2027, acho que seriam essas duas perguntas pessoal, obrigado.

Speaker #1: Capital structure—we're working here, and as we've been doing recurrently every quarter, raising the leverage to levels below 20. We began the year with 23, and now we are at 18, considering the cash generation we had in this last period. And we want to generate the most amount of cash to be able to, when we do it below 15, 10, we pay dividends.

Speaker #1: Always consider and focus on this cash capital structure. All our discussions start from here: our size, our growth, where we go to. We begin with capital structure, and also, it's important to highlight this point.

Speaker #2: Cara, vamos lá, eu acho que o que aconteceu ali de meados de junho a meados de julho, com as coisas voltando ao normal nesses últimos dias, nessas últimas semanas, não muda absolutamente nada por enquanto na nossa estratégia, acho que é natural a gente já esperava que a gente poderia ter impactos tanto de Copa do Mundo quanto de eleições, na nossa operação, a gente estava todo sempre falando isso com o mercado, a gente não sabe o que vai acontecer, mas sempre havia a possibilidade de que acontecesse algum impacto, fruto desses eventos, mas eu acho que é pontual, então tudo mantido, todos os projetos sendo aprovados e ponto que é importante aqui que eu queria ressaltar, apesar de já ter dito ali no início, nós vamos ajustar o volume de lançamentos em função das vendas, nós não vamos construir estoque, não vamos colocar capital aqui em estoque, não tem hoje concurso de capital no Brasil, a menor chance de a gente ter incremento no preço de venda do nosso estoque correspondente ao que custa o nosso capital, então a gente quer construir aquele produto onde há demanda, naquelas cidades onde a demanda está sólida e onde a gente está tendo velocidade de vendas, procuramos ter uma velocidade, procuraremos ter uma velocidade de venda superior, é o que a gente entregou no segundo trimestre, o nosso objetivo é buscar aí uma VSO em torno de 25, pouco acima de 25, continuamos aí com essa prioridade e em a gente vendo demanda, vai haver lançamento, a gente tem Banco de Terrenos de mais de 60 bilhões de reais hoje, o Banco de Terrenos bastante saudável, o volume de projetos em aprovação bastante relevante, e pode ter certeza que a demanda retornando aos patamares normais e históricos, a gente tem toda a condição de atender essa demanda quando a gente analisa os projetos que a gente tem em aprovação e que estarão em condição de serem lançados, do ponto de vista de execução, não tem problema hoje de custo, não estamos vendo problema de pressão de insumos relevantes que poderiam impactar a nossa margem ou exigir aumento de preço relevante, a gente tem procurado incrementar o nosso preço muito em linha com o que aumenta o nosso custo, mas eu acho que toda aquela preocupação que houve ali em fevereiro, março, com os impactos do aumento do preço do petróleo nos insumos que nós usamos nas nossas obras, as coisas têm transcorrido muito em linha com o que a gente tem sinalizado para o mercado, não tem aquela preocupação que principalmente buy side teve, não estamos vendo aquilo se materializar, então acho que aqui a prioridade continua sendo VSO, a inflação ali controlada, então do ponto de vista de execução, a gente vocês estão percebendo o ritmo que as nossas obras estão evoluindo, crescimento de 10% de receita de trimestre contra o outro, com o mesmo volume de vendas, então o crescimento de receita é fruto de avanço de obras, então a gente tem conseguido ter uma performance bastante positiva do ponto de vista de avanço nas nossas obras, julho foi o recorde de unidades produzidas da direcional, então as obras continuam avançando em ritmo superior ao que foi junho, esse é o período de seca, é aqui nesse período de seca que a gente mais produz, então a gente tem conseguido lidar com todo o desafio de mão de obra através da automatização dos nossos processos, industrialização, modificação de determinados materiais de acabamento que a gente usa nas nossas obras, então acho que do ponto de vista de execução a gente tem performado melhor do que eu podia imaginar há 12, 18 meses atrás, então claro que tem desafios, mas os desafios têm sido superados pela nossa equipe de engenharia, então a gente tem condição de produzir, tem condição de entregar, então claro, o que vai definir aqui o que a gente lança, o que a gente faz, é demanda, é affordability, é o nível de oferta, é o nível de concorrência, e a gente tem percebido que as coisas têm gradualmente voltado à normalidade, vamos continuar esperando, acho que a gente precisa do mês de agosto inteiro que vai ser mês sem interferência desses eventos, também sem tanta interferência ainda de eleições, vamos ver como as coisas vão se comportar, mas o que eu diria aqui do ponto de vista operacional, tanto de oferta de produto quanto de execução, a gente está preparado para uma realidade de maior demanda, mas acho que é importante a gente esperar e vamos dirigir o tamanho da empresa em função do que a gente estiver do ponto de vista de procura por parte dos nossos clientes.

Speaker #1: Cash volume we have almost 2 billion and a half of cash. This is a historical level we and we really our debt is the longest in the sector 65 months of average average term right.

Speaker #1: So here we have linearity almost every year almost a lot of cash very little leverage and a strong large period payback period. So this is one more positive point for us to continue with our operations.

Speaker #1: What can we expect from these improvements and how can they benefit traditional operations? Oh yes, your question is very clear. Thank you very much for your questions. We had a specific event from Caixa that began on June 27th and lasted until July 10th. It was a change with regards to the percentage of the income that can be compromised with the placement of the installment of the financing.

Speaker #1: I don't know what happened there this reduction in the income percentage because of the payment of the PMT of the launch had a significant impact in our sales so the in the end of June all the way to 10 July but we noticed now in July.

Speaker #1: There was a strong reduction in demand for property starting from the 15th. So, this adjustment of cash that happened was very specific. This impacted things, but I would say that perhaps it was because of the World Cup, because last year we also had holidays in the Northeast.

Speaker #1: Right. So what was more special this year related to last year was the cup. So parting from mid June we noticed a reduction in the demand for property.

Speaker #1: In our site and contact with us and also in the end of June we had the impact of cash. In in practice it happened in the end of July.

Speaker #1: Because it was the first 10 days of the month. But this has gone back to here. But we noticed cash cash very cautious in the credit analysis of clients.

Speaker #1: And I believe that this is very positive. This demonstrates the bank's technical part. It is a bank that works technically at doesn't have any kind of interferences in the credit approval part.

Speaker #1: So, I think this is positive when we consider the sustainability of the program, maintenance of profitable—profitable profit from the bank. I think our population has greater indebtedness now, in these last years, and also we're seeing very high costs for this debt.

Speaker #3: Olá, obrigada André, bom dia Ricardinho, bom dia Paulo, eu tenho duas perguntas, primeiro Ricardinho, se você podia dar uma cor aí, como é que você está vendo a tendência de vendas evoluindo agora ao longo do segundo trimestre, e você podia dar pouquinho mais de cor também com relação aos distratos, quais são as principais praças, eu sei que você já falou no release, questão de Manaus, Ceará é outra praça que a gente fica sempre se perguntando se está indo tudo bem, mas teria alguma outra praça que você está vendo impacto maior de distratos e se alguma parte desses distratos pode estar associada a uma política pouco mais cautelosa da Caixa que você mencionou, então acho que essa seria minha primeira pergunta, a segunda é com relação à geração de caixa, então você indicou aí que julho foi mês aí bastante forte do ponto de vista de recolhimento, então queria entender aí o que que a gente pode esperar para os próximos vamos dizer, para a segunda metade aí do ano, e se tem alguma parte desta melhora está acho que vindo de foco maior na venda de estoque, que foi o que a gente viu agora no segundo trimestre, acontecendo, e aí queria entender se você vê mais venda de estoque dado que você tem POC bastante alto, se você vê também uma estratégia de venda de estoque acontecendo olhando aí para frente que poderia eventualmente até vir com uma geração de caixa mais forte aí do que o mercado espera aí para o ano.

Speaker #2: Fanny, vamos lá, quando a gente olha vendas, você falou segundo trimestre, mas eu imagino que seja aqui agora terceiro tri, a gente teve impacto no início do mês de julho, início do mês de julho foi início mais semelhante ali ao fim de junho, e a gente percebe uma melhora nos últimos semanas, últimos dias de julho, foi todo dia melhorando e agosto tem vindo bem, apesar de nós termos aí só 11 dias, que eu tenho os dados até de ontem aqui de vendas, então acho que as coisas têm voltado à normalidade, eu assim acho que pode ter impacto muito ligeiro de qualquer ajuste ali da Caixa quando a gente analisa a situação atual, e eu não tenho como ser mais solidário a qualquer ajuste por parte da Caixa dado o cenário de endividamento da nossa população, eu quero que a Caixa ganhe dinheiro trabalhando no programa, que ela remunere o capital, que é colocado no negócio, então o programa só vai ter a Caixa só vai ter apetite para trabalhar no programa, se a inadimplência se mantiver em patamares que permitam que ela gere retorno razoável para operar no programa, acho que se a situação de alavancagem do nosso povo está mais desafiadora, se a inadimplência está pouco mais alta e a gente percebeu isso quando os principais bancos aí do país divulgaram o balanço, eu acho que está tudo bem, nós vamos trabalhar mais, aumentar a boca do funil, trazer mais clientes e eu acho que ali não tem problema, acho que a gente é favorável a uma análise super criteriosa da Caixa e isso demonstra todo o caráter técnico da Caixa Econômica Federal, apesar de ser banco que é 100% das ações são detidas pelo nosso governo, então eu acho que as coisas tendem a voltar a uma normalidade e a minha impressão é que eleições deveriam ter impacto menor que Copa do Mundo, mas aqui é só sentimento, então vamos esperar para ver como vai ser o segundo semestre, o que eu acho é que em decisões de investimento numa empresa ou você olhar ou uma copa ou uma eleição, talvez não seja o mais adequado, a gente tem que olhar o período de tempo pouco maior, a gente tem sim tido foco bastante grande em venda de estoque, vocês a gente teve uma performance bastante positiva da venda nossa na cidade do Rio de Janeiro, que é a cidade onde a gente tinha o estoque com maior POC da empresa, o maior percentual de avanço das obras, então sim, uma parte da nossa geração de caixa é mais relevante mesmo com uma VSOL ligeiramente menor do que no primeiro trimestre veio da venda desses estoques do Rio, é claro que se essas obras tinham percentual de avanço maior com menos venda foram as obras onde a gente tomou mais PJ, então é onde a gente tem mais juros de financiamento à produção, no COGS nosso, no custo, dado que a gente toma financiamento no nível das SPS, então quando a gente vende essas obras com maior POC, em geral tem percentual maior do custo que é representado pelos juros porque são obras onde a gente consegue tomar mais PJ, mais financiamento à produção, então vocês viram ali que entre a margem bruta ajustada e a margem bruta reportada a gente teve uma diferença pouco superior à diferença que a gente teve no segundo trimestre, reportada de 42,8, ajustada 42,8, reportada de 40, então foram 2,8 pontos percentuais, se não me engano no segundo tri foi alguma coisa ali sei lá perto de pouco mais próximo de 2%, pouco em torno de 2,2, 2,3, alguma coisa por ali, então a gente teve 0,6 BIPS a mais no ajuste acho que muito fruto da gente também ter têm mais estoque com POC elevado que é o caso do Rio de Janeiro e a gente teve volume de vendas maior no Rio do que estávamos tendo no passado, vamos continuar dando bastante foco na venda do estoque com maior avanço e de novo quando eu falo de VSO, quando a gente fala aqui de venda de estoque com POC mais elevado, a consequência disso é geração de caixa, então se a gente está com priorização na geração de caixa dado o elevado custo de capital que a gente tem hoje no país e a nossa busca constante por encurtar a duration do nosso fluxo de caixa que na prática é o que a gente está procurando fazer, trazer esse caixa de volta o quanto antes, eu acho que tudo vai ter como consequência ali tanto VSO quanto venda de estoque pronto ou a geração de caixa e o retorno desse capital não utilizado para o acionista nosso, seja via dividendos, seja via recompra, a gente aprovou no conselho ontem programa de recompra, também foi aí anunciado ao mercado, então a gente vai ver qual é a melhor alocação que a gente tem para o nosso capital, a recompra é uma das opções, então é isso, priorização no retorno desse capital e aí a gente busca o melhor uso para esse recurso onde a gente acredita ter o maior retorno.

Speaker #1: So the consumption of the subsidy budget has been close to $1 billion a month and will reach the end of the total budget we have for the year.

Speaker #1: The same amount of sales the growth of revenue is because of the advance of the works. We've had been able to have a very positive performance with regards to the advance of our works.

Speaker #1: June was a record of units produced by Generation Now. We continue over more more than June this is a drought period right. And this is where we most produce right.

Speaker #1: We have been able to deal with all the labor challenges of industrialization because of industrialization and modification of the material we use in our works.

First if you could give us some color how do you see the sales tendency evolving now in the second half and if you could give us more information with regards to cancellations what were the main states canceled right that were where they were cancellations and also is there a you know you talked about Manaus right.

Speaker #2: E o nosso estoque hoje então que a gente carrega é estoque que tem uma margem acima do REF, que é a unidade que eu já vendi, eu vendi a unidade, ela trava o preço, à medida que eu vou mantendo a unidade em estoque, a minha margem sobe, então hoje eu tenho, eu até comentei, a gente tem mais de 100 BIPS de margem bruta de estoque comparado com a margem REF, mesmo com os lançamentos, quando eu lanço produto ele entra no estoque e no REF, se vende bem entra mais REF do que estoque, se vende numa VSO menor entra mais estoque do que REF, então mesmo ponderando por esse grande volume de lançamento que a gente teve no primeiro tri, a margem de estoque é ainda bem superior à margem quando a gente lança produto, é de se esperar que a gente lance ele numa margem pouco menor, que é a margem que a gente, claro, nunca sem remunerar capital, a gente tem nossos hurdles aqui, a gente não vai abaixo do que a gente acredita que ou do que a gente precisa para remunerar bem o nosso capital, e então o novo lançamento vem com uma margem menor, à medida que a gente ganha tempo, o preço do imóvel vai subindo, a gente ganha margem no estoque, e na média sai essa margem que está no nosso resultado, então quando eu olho o trimestre especificamente, por exemplo, e os últimos inclusive, a despeito da margem REF ter voltado alguns BIPS, a gente manteve a margem bruta num patamar idêntico ao trimestre passado, é claro que quando o REF volta e a gente fala isso há bastante tempo, ele sinaliza que a margem bruta em algum momento pode voltar, essa continua sendo a nossa crença aqui, a gente fala isso há bastante tempo com o mercado e acho que essa é uma tendência de médio prazo, mas eu acho que aqui a gente tem uma certa tranquilidade que claro, se a gente quiser mudar, acelerar vendas, quiser mudar de estratégia, a gente pode ver uma margem bruta voltando, por outro motivo, mas tudo mais constante a nossa margem bruta deveria se manter em patamares elevados, com mais alguns trimestres, Ricardo, eu não sei se você quer complementar algo, e Camba, não sei se eu também consegui responder sua pergunta.

Speaker #1: But any other place where you have a greater amount of cancellations, and if part of this cancellation is associated with a policy that is more cautious from Kaiser.

Speaker #4: Não, eu acho que esses são os principais pontos, sim, quando a gente olha a REF, a gente tem percebido a REF tendo uma ligeira redução nos últimos trimestres, a gente vinha falando ao mercado que a margem bruta recorrente do nosso negócio não era exatamente a margem bruta que a gente estava reportando, temporariamente a gente viu uma margem bruta reportada que deveria ser superior à margem bruta recorrente, mas eu acho que a gente continua com margens extremamente sólidas e talvez acima ainda dos patamares recorrentes, agora, quando você vê a REF tendo essa ligeira redução, é de se esperar que a bruta tenha uma ligeira redução, o que eu acho é que essa redução tem se dado num ritmo até inferior ao que a gente vinha de certa forma sinalizando ao mercado, e eu acho que vai continuar dessa forma quando a gente olha para a frente, mas a diferença entre a REF e a bruta especificamente nesse trimestre, ela está pequena, a bruta deve ter uma redução quando a gente olha para a frente, fruto aí da venda de lançamentos com margens inferiores às vendas de estoque, então acho que isso é natural, a gente continua vendo uma remuneração sobre o capital que a gente coloca nos projetos extremamente positiva, bastante interessante, mas eu acho que tudo que a gente vinha dizendo para o mercado está começando a aparecer nos números, num ritmo super gradual, e que eu acho que muito lentamente a gente deve ver uma ligeira redução da margem bruta, mas absolutamente dentro do esperado e talvez até melhor do que esse esperava, Camba.

Com relação a distratos, primeiro, volta, claro que o patamar de distratos recorrente nosso não deverá ser os 16,6% desse trimestre, onde a gente está demonstrando aí bem claramente, só Manaus foram 600 unidades destratadas esse ano, apesar de terem sido revendidas, naturalmente impactou o percentual de distratos, Fortaleza praticamente acabou, Manaus pode ter uma ou outra coisa, acho que o ponto de atenção que a gente tem hoje é o Distrito Federal, tá, Elvis?

Speaker #1: We're going to continue focusing on inventory. And when I talk about VSO and the sale of inventory with a higher POC the consequence is cash generation.

Speaker #1: Since we're prioritizing cash generation, and our aim is to shorten the duration of our cash generation, we want this cash back as soon as possible.

Speaker #3: A gente não teve impacto relevante ao longo desse ano de distratos no Distrito Federal, mas eu acho que vocês devem estar acompanhando aí a situação que a gente tem lá, principalmente no BRB, então a gente acredita que o programa que hoje existe no Distrito Federal pode vir a sofrer algum soluço, a gente ainda está tentando buscar entender pouco do que está acontecendo lá, o que pode acontecer, mas eu diria que Manaus a maior parte já foi destratada, Fortaleza 100%, não tem grande volume de distrato em Fortaleza mais, eu diria que está totalmente normalizado, e o ponto que a gente tem que Manaus cai de forma importante, o ponto que a gente tem que monitorar é Distrito Federal, nesse momento.

Speaker #3: Mas eu acho que olhando prazo pouco mais longo, volume de distratos deveria convergir ali para o patamar mais próximo de 10% ao longo talvez aí dos quatro próximos trimestres, é claro que eu não consigo prever o que acontece no Distrito Federal, mas eu acredito que ao longo do tempo o volume de distratos, assim como a gente tem falado de margem de distrato também, vai convergir para a normalidade, e eu acho que sim, os programas estaduais, o que eu posso realmente dizer aqui é bater palmas para São Paulo e para Pernambuco, que são os dois estados onde a gente consegue trabalhar com uma previsibilidade bastante grande e uma confiabilidade grande nos programas estaduais.
