Merchants Bancorp Reports Third Quarter of 2026 Results

Merchants Bancorp reported Q3 2026 net income of $105.2 million, up 92% year over year and 34% sequentially, with diluted EPS of $2.06 versus $0.97 a year earlier. Tangible book value per common share reached a record $41.64, while nonperforming loans fell 12% from Q2 to $180.3 million and quarterly charge-offs declined to $3.9 million from $16.5 million. Results included positive fair-value adjustments of $28.2 million to servicing rights and $19.1 million to floor derivatives; the company also completed its $13.9 million acquisition of The Loan Exchange, which may dilute earnings during its initial ramp-up.

Analysis

MBIN: strong quarter, weaker earnings quality

The key issue is not the headline EPS growth but its sensitivity to rates: $47.3m of positive servicing-rights and floor-derivative marks made a material contribution to pretax income. These marks are not equivalent to cash earnings. The recurring escrow/custodial economics may persist, but the fair-value uplift can reverse; the release does not quantify the recurring component separately. The unusually low efficiency ratio and elevated return on tangible common equity therefore overstate the run-rate signal if extrapolated.

The rate hedge is also nonlinear. Higher rates support servicing valuations and floor derivatives while constraining mortgage production and gain-on-sale revenue. A rate decline could reverse some marks and accelerate prepayments, even as improved affordability eventually supports origination volumes. Net benefit depends on the timing and scale of those offsets, not simply the direction of rates.

Funding has improved in mix, but the sequential rise in interest-bearing checking balances and interest expense shows that core-deposit growth is not costless. Credit is mixed beneath improving NPLs: special mention loans fell, but substandard loans and delinquencies rose sequentially. Payoffs and a transfer to OREO helped lower NPLs, so the decline is not proof of broad borrower cures. Over the next 1–3 months, scrutinize deposit pricing, criticized-loan migration, and earnings excluding valuation changes; over 6–18 months, integration and mortgage-platform scale must show up in sustainable gain-on-sale income. A faster-than-expected rate decline or renewed deterioration in single-family/multifamily credit could reverse the favorable read.

Key Decisions for Investors

  • Do not chase the EPS headline at the open. Treat MBIN as a conditional long-on-weakness only after management clarifies recurring servicing income versus fair-value marks and the acquired platform’s ramp costs; absent that split, no price target is supportable.
  • If a relative-value position is desired, consider a small, factor-hedged long MBIN / short KRE after the initial earnings reaction settles, conditional on valuation and price action. The thesis is company-specific earnings resilience, not a broad regional-bank call; keep risk modest given rate-mark reversals and credit migration.
  • Track next-quarter servicing-rights and derivative marks alongside gain-on-sale revenue, deposit costs, and criticized/substandard balances. Falsification: gains excluding marks fail to hold, deposit costs rise faster than asset yields, or substandard loans and delinquencies continue climbing.
