BMO Capital initiated coverage on Blackstone Digital Infrastructure Trust (BXDC) with a Market Perform rating and a $23 price target, versus a current price of $21.84. The firm highlighted strong data center fundamentals and premium hyperscaler tenants, but flagged risks around deployment pace, external management, and cost of capital. BXDC is trading near its 52-week high, 5% below the peak, after a $1.75 billion IPO and before its first asset purchase.

BXDC is less a fundamental “cheap vs expensive” story than a financing-condition trade. A blind-pool vehicle with no assets yet effectively asks public markets to underwrite the spread between acquisition cap rates, long-duration triple-net cash flows, and the trust’s cost of equity/debt; that means the first few deals will set the reputational and valuation anchor for years. In a market where hyperscaler demand is strong but private-market pricing for stabilized digital infrastructure remains sticky, the likely first-order winner is the sponsor’s origination advantage, not the public holder’s multiple expansion.

The bigger second-order risk is that the stock’s current premium compresses the IRR of future acquisitions before the portfolio is even built. If management deploys capital into assets at cap rates that look fine on paper but are only modestly above the trust’s implied cost of capital, the NAV premium can evaporate quickly once investors realize growth is financial engineering rather than operational alpha. The external management structure also creates a subtle incentive mismatch: there is more pressure to gather assets quickly than to wait for truly accretive pricing, which increases the probability of average-to-mediocre first vintages.

Catalyst timing matters: over the next 1-3 months, the key driver is not earnings but disclosure cadence on pipeline, leverage, and first close economics. Over 6-12 months, the stock either de-risks into a credible acquisition engine or de-rates as a sponsored yield product with limited scarcity value versus better-underwritten data center REITs. The market is currently paying for a high-quality tenant base that does not yet exist inside the vehicle; that gap is where disappointment can surface fastest.

The contrarian view is that the “premium” may already reflect the good news. With comparable data-center names trading on similar long-duration growth narratives, BXDC’s upside from here depends on proving it can source better assets than the market, not merely participate in the theme. That makes the first deployment announcements the most important event, and also the best window for a negative surprise if execution is slower or less accretive than bulls assume.
