Las Vegas Sands Reports Third Quarter 2026 Results

Las Vegas Sands reported Q3 2026 revenue of $3.22 billion, down 3.5% year over year, and net income of $352 million versus $491 million; adjusted property EBITDA fell to $1.12 billion from $1.34 billion. Singapore property Marina Bay Sands revenue declined $142 million and EBITDA fell $153 million, while Sands China revenue rose 1.4% but its net income declined 29.8%. LVS repurchased $950 million of shares during the quarter and announced a 20% increase in its 2027 recurring dividend, to $1.44 per share annually.

Analysis

The important signal is operating leverage, not the headline revenue decline: resort operating costs rose while revenue softened, compressing property EBITDA and turning a modest top-line retreat into a much steeper earnings decline. Marina Bay Sands explains most of the EBITDA shortfall; its reported rolling-chip win was near the company’s theoretical rate, so the weakness is not readily dismissed as an unfavorable hold quarter. Macao is more concerning structurally: revenue increased, yet property EBITDA fell materially and margins contracted across several major properties. Higher volumes are therefore not translating into earnings at prior-year rates; verify promotional spend, customer mix, labor and other property costs on the call.

There is a counterweight to the bearish read: prior-year Marina Bay Sands results had unusually favorable gaming hold, and the current quarter’s aggregate hold adjustment is much smaller than last year’s. That makes the year-over-year EBITDA comparison look worse than a normalized comparison, but does not resolve the margin deterioration. The announced buyback and dividend increase may cushion near-term sentiment, while debt, expansion spending and lower cash conversion raise the opportunity cost of returning capital. A larger MBS suite and entertainment offering are a multi-year option, not a near-term earnings offset.

Near term, expect capital returns to compete with operating-quality concerns. Over 1–3 months, management’s explanation of Macao cost growth, MBS demand and expansion funding is the key catalyst. Over 6–18 months, the thesis turns on whether MBS expansion earns adequate returns without constraining balance-sheet flexibility. Falsification of the cautious view: sustained Macao EBITDA-margin recovery and MBS EBITDA improvement excluding favorable hold.

Key Decisions for Investors

  • Keep LVS underweight / avoid adding ahead of the conference call; the deterioration in property-level margins matters more than the announced capital-return increase. Reassess if management demonstrates sequential Macao margin stabilization.
  • Treat the buyback as a sentiment and per-share support mechanism, not proof of undervaluation or durable free-cash-flow coverage. Track cash after capex, debt balances and share repurchases alongside adjusted EBITDA.
  • On the call, seek a quantified bridge for Macao property costs and customer incentives, plus MBS gaming volumes versus win-rate effects and expansion capex/timing. If management cannot reconcile rising Macao revenue with lower EBITDA, maintain the cautious stance.
  • Monitor next-quarter property EBITDA margins and hold-adjusted performance. A sustained recovery without unusually favorable gaming hold would weaken the downside thesis; continued margin compression would strengthen it.
